Whether house prices can recover still depends on financing costs; holding costs and project delivery progress are also worth attention. This issue compiles house price forecasts, insurance claims, real estate platform litigation procedures, as well as the latest developments in residential development and retail property services, distinguishing forecasts, plans and occurrences.

01|House Price Forecasts: Moderate Growth Requires Financing Support
Connells Group published a forecast on 2026-11-02: house prices in Great Britain are expected to rise by 1.5% year-on-year by the end of 2027. The statistics exclude Northern Ireland. This judgement depends on borrowing costs gradually falling; the report notes if mortgage rates remain around 5%, the risk of small house price declines in 2027 will increase significantly.
Editorial observation:Forecasts are not promises of transaction prices. When preparing to buy or move, it is advisable to first calculate monthly payments based on actual loan quotes and allow budget room if interest rates exceed expectations.

02|Property Insurance: Average Payouts Reach New High, Not Equivalent to Premiums
The ABI published insurance data on 2026-11-02. The statistics cover the period from 2026-07 to 2026-09, with average claim payments for residential and commercial properties reaching a record £10,000. During this period, new claims for residential subsidence totalled 13,000; compared to 2025-07 to 2025-09, which had a total of 8,000 claims.
Reported new claims and settled payouts are not the same statistics. £10,000 is the average payout amount, not the insurance premium owners must pay, nor does it mean every claim receives the same compensation.
Editorial observation:Holding costs are more than mortgages alone. When renewing insurance or arranging repairs, policy coverage, deductibles and property condition should be checked; abnormal damage should be reported to insurers promptly and professional inspections sought.

03|Rightmove Case: Hearing Focused on Class Action Application
Records from the UK Competition Appeal Tribunal show the hearing for Jeremy Newman versus Rightmove's class action order application is scheduled for 2026-11-02, with 2026-11-03 reserved. The procedure concerns whether to allow the case to proceed as a class action.
As of this check, the official case page has not yet listed a decision on this application. Scheduling a hearing does not mean the court has found the fee unlawful nor that compensation has been approved.
Editorial observation:Such procedural progress may impact the real estate agency industry but does not imply landlords or sellers automatically gain refunds. Follow-up attention should focus on the court’s formal ruling and its scope.

04|Bristol Brabazon: Student Accommodation Delivered in Phases
YTL updated the Brabazon project progress in their annual report on 2026-10-30. The Propeller Quarter student accommodation plans for 1,514 beds. The report states 750 beds have been completed, in time for the start of 2026-09; the remaining 764 beds are expected to be delivered in 2027, still according to developer plans.
Editorial observation:Large-scale property developments are often implemented in phases. Tenants and buyers should check the actual delivery, availability dates and surrounding amenities of their target buildings separately and not substitute future overall area plans for current conditions.

05|JLL Acquires KLM, Expanding UK Retail Property Services
JLL announced on 2026-10-29 the acquisition of London retail property consultancy KLM Real Estate, with 17 employees joining its UK business. The combined services cover leasing consultancy, investment transactions and strategic advice. This acquisition does not add new residential supply, nor does it indicate overall commercial property prices have risen.
Editorial observation:Service provider consolidations reflect corporate business layouts. When evaluating shops or other commercial properties, tenant operations, lease terms, vacancies and local demand should still be observed separately; acquisitions cannot be taken as guarantees of returns.
